The Process
Looking to purchase real estate? Whether you are a first time home buyer or a seasoned home owner, employing the services of a real estate professional can save valuable time and money. Here is what you can expect when I represent you:
1. An initial consultation to understand your location, price, property and lifestyle requirements. I will walk you through my services; explain to you how Buyer Representation and Buyer Customer Service agreements work and answer any questions you have about the buying process.
2. You will also be provided with a list of the true cost of purchasing a home. (including estimates for land transfer taxes, home inspections, closing costs, etc).
3. Once I thoroughly understand what you are looking for, I will prepare a customized market analysis for you. This report includes a general overview on market trends and buying conditions as well as an in-depth look at the areas and types of properties you are most interested in purchasing. I will provide you with information on the impact that certain neighbourhoods and property types will have on expected resale value. We will also review active, expired and sold listings on relevant properties so that you have a thorough understanding of what to expect in the market.
4. I review new listings several times a day and will provide you with details on any relevant properties as they are available. Listings often take 1-2 days to be visible on the public MLS website. You gain access to information ahead of those not working with a real estate professional.
5. Personal, private viewings of properties that are of interest to you. I visit agent open houses and investigate dozens of homes on an on-going basis to narrow down your search field. This allows you to view only the properties of most interest to you in a relaxed, private environment.
6. You will be provided with a list of recommended industry experts such as lawyers, financing lenders and contractors. I am constantly speaking with colleagues and service providers to build my list of industry contacts so that you can benefit from expert advice when you need it.
7. You benefit from my negotiating expertise to ensure you get the best possible price and conditions on your home. When you are ready to place an offer, I will complete an analysis of comparable s to estimate the property’s true market value. From there I will prepare your bid and handle all the necessary paperwork.
8. Access to an invaluable network of knowledge. I am tapped into a support network of hundreds of industry contacts and RE/MAX colleagues that keep me up to date on important industry information which is then passed on to you.
9. Support that continues throughout the buying process - from initial consultation right through to closing. Realizing that the home buying process is not limited to traditional work hours, my commitment to you extends to nights and weekends.
